At Citywide, I offer a variety of inspection services to suit your individual needs. If you need a home inspection as part of a real estate transaction, the standard home inspection is the one for you. My service area includes the following counties: Clay, Platte, Jackson and Clinton in Missouri; and Leavenworth, Wyandotte and Johnson in Kansas. I am a "Certified ASHI Inspector". I maintain full membership of the American Society of Home Inspectors (ASHI) and follow their standards and ethics in all inspections. Below you will find a brief description of the inspection services offered.

Standard home inspections:

This is a complete visual inspection of the readily accessible components of the home. The following standard components will be evaluated:
  • roof

  • bathrooms
  • attics 
  • all rooms  
  • basement
  • crawl spaces
  • heating systems
  • coling systems 
  • water heaters
  • plumbing

  • Builder’s warranty inspections: Similar to the standard home inspection, this service is recommended as a follow-up to the builder’s one-year warranty. I will focus on any items that are failing before they should so that they may be presented to the builder for repair. It should be noted, the builder generally will not correct any issues discovered after the warranty period has expired.
  • Pre-listing or owner inspections. Recommended for homeowners getting ready to put their home on the market. I provide a standard home inspection with an acute focus on any present maintenance issues that might affect the salability of the home. I can help homeowners eliminate any last-minute surprises that could complicate or terminate a sale. In this proactive approach, the homeowner can have better control on the sale of the property.
  • Condominiums and townhouses: In this type of inspection the common elements of a development, including the roof, grounds, exterior and outside air cooling system, are frequently managed under a homeowners’ association contract and are generally not inspected unless requested. All other components will be inspected.
  • Investment properties: Given that many investment properties are generally quite delapidated, I use my extensive experience to help investors eliminate potential money pits and to have a list of needed repairs. All too often, even someone with years of construction history and specialization will not have the unique experience and knowledge of a professional home inspector. I will provide a complete inspection to ensure that the home in question has all items evaluated and the needed repairs cited. This inspection should be done prior to closing the sale.
  • Maintenance Consultation: Just as a vehicle needs regular maintenance to run optimally, a home needs to be on a proper maintenance schedule. I can help homeowners identify worn components as well as necessary upgrades and repairs. Regular home maintenance can prevent costly and premature repairs. I will walk through the inspection with you, noting any issues, and will explain why the items need attention. I will make suggestions on necessary maintenance and will advise you on any necessary upgrades.
  • Re-inspections: Citywide offers re-inspections as a follow-up to previous inspections where repairs were reported to have been made. I will focus specifically on whether that needed repair was performed correctly and is functioning properly and safely.
  • Construction Draw Inspections: Citywide performs construction draw inspection services for construction lenders to provide an accurate and precise snapshot of each new home throughout the construction process. Draw inspections assist in more efficient posting and disbursement of draw funds by the lender. Each report is complete with digital photos.
  • HUD/FHA: Coming soon, I will offer inspections concerning the following: 203B, FHA 203K, real estate assessment center (REAC), insurance, and single components.
  • Disaster Inspections: At Citywide, I am certified by the Partnership for Response and Recovery (PaRR) which is one of only two subcontractors to the Federal Emergency Management Administration (FEMA) responsible for natural disaster assessment and aide. Disaster inspections are only available through direct contact to FEMA and are not available through Citywide or PaRR.
